My room was lovely. I had a balcony room facing the sea with a first class view of Split and the islands.
The hotel has direct beach access and a small roof top pool.
My room was clean and comfortable.
To improve...
This hotel is one or two steps away from being really great. For example, whilst I was provided with a robe and slippers in my room, there was only a single, generic body/ hair wash as opposed to shampoo and conditioner. No body lotion provided.
The roooms have air conditioning, but you cannot control it yourself, instead you must go to reception to request changes, which i have not come across before.
Breakfast....could be better, again, some minor changes would make it great as opposed to ok. For example, the single coffee machine uses powdered milk, not fresh, so my morning latte tasted odd. The machine then broke meaning filter coffee only. Definetly not great coffee. The fresh fruit was uncovered, so when i arrived, the slices of melon had a number of flies on it.
The hotel has a lovely beach side trerrace that it doesn't make use of ( no magical dining under the stars here,) which is a bit strange as everyone simply walks down the beach to the restaurants. This means the hotel felt quiet and deserted in the evening. I was very surprised that the beach terrace was not a vibrant dining location.
Overall, with a few changes, this hotel would easily be heading towards top end 4 star rather than settling for the lower end.
Fresh milk in those breakfast coffees( cover the fruit!) and ditch the generic all-in - one hair and body wash ..do that and I'll be back.

Smelly room

Normally I don’t write negative reviews because I understand that things can go wrong—we’re all human. However, I feel it’s important to share this experience to help future guests.
Unfortunately, when we entered our room, there was a very strong smell, similar to an uncleaned toilet. The staff temporarily masked the odor with a fragrance spray, but the smell itself was not resolved.
We asked if it would be possible to cancel our reservation because we were concerned the issue would persist. We were told the problem had been fixed, so we decided to stay. Unfortunately, later that evening, the unpleasant smell returned. By then, the housekeeping staff had already left, and nothing could be done.
When we first reported the issue, we were not offered another room. After the smell returned, I specifically asked whether we could move to a different room, but the hotel was fully booked. As of now, our request to cancel the reservation has also not been accommodated. I would have expected a more customer-oriented solution to a problem that was clearly not resolved

It was okay

The hotel itself is reasonably nice and has the most stunning views but that sort of seems to be all it has going for it. Whilst I was staying the pool has been out of order which is unavoidable, incidents happen, but then I was really surprised to find that the other option, the beach, meant paying for sunbeds even if you were a hotel guest which has never been something i’ve encountered before? I found a lot of the staff quite awkward however don’t want to comment too much on a persons character. It isn’t that the hotel is bad, I likely have just stayed at a time where there have been issues, including a broken lift

Overall good but certainly room for improvement

Nice enough hotel with access to a reasonably quite clean beach out back. Pros: Comfy rooms with beautiful views particularly at sunset. Good enough breakfast offering Very pleasant and helpful reception staff at all times.
Cons!
- traffic too and from Split town heavy and long delays getting to and fro depending on time of travel! Though its a mere 5km journey!
- ludicrous rule by the hotel where one cannot sit on their terrace area down by the beach (owing to some “incomplete paperwork’” we were told- lots of seats sitting there redundant large sofas and tables and chairs for some 50+ persons yet we were reliably informed the police would be called if we sat there! Hard to fathom any logic here!
- be aware guests have to pay 20euro daily (for 2) for sun loungers (normally 40 euros). I would have thought this would be free for staying guests.
- breakfast food servicing good though somewhat spoilt by the consistently grumpy waitress working there daily - it was not just a bad day -it’s was 5 days in a row of such demeanour/ service! Definitely not a happy camper!
- elevator was out of service on day of arrival and again on day of departure! No fun when staying on level 1 and you access the beach via level -4! Lots of steps!

Nice hotel, at the beach with beautiful view. Very good breakfast and helpful employees. Quiet area and easy access to most needed shops, bus and food . Good access to strand promenade to walking /jogging along the coast. Good value in total.
